How to increase the value of my home.?
by closet shelving on Thursday, March 25th, 2010 | 4 Comments
I will be having my home appraised very soon. My question is . . . Will installing new tub/shower kits, toilet, and floor covering increase the value of my home? In the plans are also new paint, light fixtures, and faucets. Maybe a free standing wooden storage unit for shelving bathroom items as as hair dryers, extra towels, cleaning supplies, combs etc. Any suggestions on how small or huge of an increase in value to expect, if any increase at all.
The kitchen was upgraded last year at this time.

depending on where you live, putting in a pool will increase the value, or maybe a gazeebo in the back yard. pretty much any permanent fixture will help
It’s about kitchen and sq. footage. Invest in the kitchen is where you want to put your money. Even if your home is a mess, that wouldn’t matter. It’s about kitchen space and sq. footage, the other things will be nice but not like granite or upgraded kitchen appliances.
Upgrade the things that need to be upgraded. leaking fixtures etc. If the cost to you is large to complete everything you need to due. Then just offer Buyers a credit to fix things up there way. It will save you time & money.
Good luck.
To increase the value of your property, make sure you decluter the whole house, this will make the place feel bigger. If you have lots of furniture it might be a good idea to store some with friends, family or a profesional company. Painting the property in a neutral colour which will apeel to the majority of people, this will create the illusion of extra light and space. Make sure you keep the house as clean as possible, only replace items that look badly dated or damaged. Tidy the garden if you have one. Dressing the house with flowers adds a welcoming feel. If the bathroom is not tiled consider tiling it, this will add apeal to the property. But remember spending too much will eat into any extra value gained by doing works. by doing all these things you could add anything upto £10,000.
